A temporary furnished apartment should be functional and easy to clean and maintain. But it also has to be comfortable. After all, your tenant should feel comfortable there for a while.

There is a fine line between being minimalist, sterile or partially furnished. Tenants, the majority of whom come from abroad, are not just looking for an apartment but a temporary home. Temporary apartments may only be rented to people who come to Berlin to work here or for learning or training purposes. Many have stressful jobs. The apartment is your retreat, where you can relax and recharge your batteries. That is why you should consider the practical and emotional needs of the tenant when furnishing. Create a cozy atmosphere by using textiles in which your tenant feels comfortable.

Carpets:

For years, carpets and other textiles were frowned upon in modern homes. Fortunately, this trend is over. A carpet - ideally in front of the sofa-divides the room, creates a cozy atmosphere, and, like all textiles, improves room acoustics. Unfortunately, many owners still use carpets too sparingly because the beautiful parquet floor should be visible, for example, in the hallway too. A carpet or runner is also recommended here because this prevents damage and heavy wear and tear. In any case, it is important to have a carpet in front of the sofa.

Curtains and drapes:

Curtains are important for many tenants. Blinds or shutters can often be the better solution. You don't want someone across the street to be able to look into the brightly lit apartment in the evening. Curtains also improve the room acoustics and help make the living space look more comfortable. When choosing curtains, pay attention to the color. It would be best if you avoided too harsh contrasts to the color of the walls. Curtains that are too long should be shortened because curtains that are upset do not look good and get dirty quickly.

Bedspread for the bed

An attractive bedspread and matching pillows put your bedroom in the right light. Make sure the bedspread is big enough and covers the whole bed.

It looks better in photos when very voluminous duvets and pillows are hidden in the closet for the photo session, and the bedspread and pillows are only draped over the mattress.

Pillows are not to be underestimated:

Decorate the sofa with pillows in a contrasting color and if you use different colors, make sure they go together.

The lighting of the living room:

Many landlords pay too little attention to lighting. That's a shame because the light is extremely important when it comes to creating an atmosphere.

Instead of just one lamp per room - always on the ceiling and almost always in the middle of the room - you should opt for a concept with different light sources and types of light: work light on the desk, reading light on the sofa or armchair, several table and floor lamps for mood lighting. Here you must buy luminaires based on their appearance and consider their performance.

Decoration:

It would help if you didn't do without a few selected decorative elements. The details in an apartment make all the difference.

Furnished apartments without any decoration look uncomfortable; apartments with too much decoration, on the other hand, can quickly appear overloaded and restless. It would help if you, therefore, concentrated on a few selected pieces. Decorative elements should not be too small and, above all, always be arranged in groups instead of individually.

Therefore, it does not make sense to save on the initial investment and only buy very cheap furniture and the cheapest electrical appliances. Good tenants have demands. It doesn't always have to be high-end, but it should be quality. In our experience, tenants are more careful with furniture when it comes to quality products.
